  • Texas Vet Loans

    If you are a Veteran in good standing with sufficient VA entitlement to insure a loan, you may be qualified for a federal VA loan. In Texas, our Veterans get an added bonus. We have Texas Vet loans. To be eligible, you have to be all of the above plus be a Texas resident at the time of application and meet certain Texas Vet residency requirements.

    So, what is the Texas Vet Loan program? The Texas Veterans Land Board (VLB) oversees the administration of the Texas Veterans Programs. It provides home, land, and home improvement loans to Texas Veterans and Active Duty military personnel who meet certain Texas residency requirements. The Texas Vet Loan programs are NOT associated with the federal VA; therefore; you may be eligible for the these state loan programs even if you have used your VA benefits.

    What does the Texas Vet Loan program offer?

    • The Veterans Housing Assistance Program (VHAP) offers financing up to $325,000 toward the purchase of a home to qualified Texas Veterans. The term of the loan can be 15, 20, 25, or 30 years. All loans are subject to credit approval. All new-construction housing must be ENERGY-STAR labeled and certified.
    • The VHAP will finance the purchase of land as long as the land is wholly in Texas, contains at least one acre, has legal, usable access to a public road, and has a survey. Mobile homes and shell homes are not allowable purchases under this loan program.
    • The VHAP will lend up to $25,000 for up to 20 years on a fixed rate note for substantial repairs to your primary residence. No down payment is required.

  • Are you getting the tax exemptions that you are eligible for???

    When you purchase a home for your principal residence, you may apply for a "homestead exemption".  If you are eligible for a homestead exemption, you may get $15,000 deducted from the appraised value for school taxes, $3,000 may be reduced for county taxes. There are also optional percentage exemptions from any taxing unit - city, county, school, or special district that may be given at the taxing unit's discretion.

    Individuals 65 and older and/or disabled residence homestead owners may qualify for a $10,000 homestead exemption for school taxes, in addition to the $15,000 exemption for all homeowners. If the owner qualifies for both the $10,000 exemption for 65 and older homeowners and the $10,000 exemption for disabled homeowners, the owner must choose one or the other for school taxes. The owner cannot receive both exemptions.

    Optional 65 or older or disabled exemptions: Any taxing unit may offer an additional exemption amount of at least $3,000 for taxpayers age 65 or older and/or disabled.

    There is also a disabled veteran's exemption. To receive a disabled veteran exemption, you must either be a veteran who was disabled while serving with the U.S. armed forces or the surviving spouse or child (under 18 years of age and unmarried) of a disabled veteran or of a member of the armed forces who was killed while on active duty.

    If you purchase a farm/ranch, you may already have an agricultural exemption or a wildlife management exemption. These will provide substantial savings to you should you qualify.
